Home/Selling/How we sell

How we sell

It is the processthat delivers results.

Presentation, promotion, pricing and process. Here is exactly what we do in each, and why it puts more competition, and more money, into your sale.

01

Presentation

Buyers decide how they feel about a home in seconds, online and at the front door. Presentation is where emotional appeal turns into a higher price.

  • First impressions. Street appeal, entry, light and smell, sorted before the photos.
  • Repairs and minor works. Fix what buyers and building inspectors will notice.
  • Styling and decluttering. Full styling, partial styling or digital styling for vacant homes.
  • Minor renovations. Only where the return is clear, guided by a former builder.
  • Trades coordinated. Quotes, scheduling and quality control handled for you.

Builder’s eye

Steve came to real estate from the building trade. Before your home goes to market, you get honest advice on which repairs and improvements are worth doing, which are not, and what they should cost. No overcapitalising, no guesswork.

Before the launch

Preparation is where
better outcomes begin

The most valuable work happens before your home ever appears on a portal. That is where experience matters most, and where a builder's eye earns its keep.

01

Pre-market strategyWe plan the launch before the photos: price positioning, method, timing and what to fix first.

02

Coming soon signboardYour signboard goes up early so neighbours and passing buyers know a home is coming.

03

Early database alertsMatching buyers on our 17,000-strong database hear about your home before the portals do.

04

Testing demandReal buyer feedback before full launch. About 1 in 5 of our sales happen pre-market or off-market.

05

Buyers' agentsOur network of buyers' agents sees suitable homes early, which adds competition.

06

Styling and declutteringFull or digital styling, decluttering and cleaning, coordinated for you.

07

Repairs and renovationsTrades quoted and managed. We advise what adds value and what does not.

08

Funding if you need itPreparation and campaign costs can be funded and paid back at settlement through SaleFunder.

09

Honest adviceSometimes the right answer is to spend nothing. We will tell you when that is the case.

    Promotion

More buyers is not the goal. The right buyers, competing at the same time, is. Our marketing is layered so every likely buyer hears about your home.

    • Pre-market. Coming soon signboard and early alerts to our 17,000-strong buyer database.
    • Premium portals. Top listings on Allhomes, Domain and realestate.com.au, plus six more portals.
    • Social and video. Animated reels, designed carousels and posts across five platforms.
    • Your home's own web pages. A public listing page and a private buyer page with everything they need.
    • 3D floor plan and tour. Buyers can spin your home in 3D, tap into each room and watch a 3D tour video before they visit.
    • Print and signage. Photo signboard, brochures with a QR code and local letterbox drops.
    • Buyers' agents. Our network sees suitable homes early.

Homes we market can get an interactive 3D floor plan on their buyer page and a 3D tour video for social. Buyers turn it, lift the roof and tap any room to see its photo. This is the real one from 10 Rymill Place, Mawson. Have a play.

    03

    Pricing

Pricing is strategy, not guesswork. Price too high and momentum dies; buyers wait for a reduction. Price to create competition and buyers push each other up.

    • Comparable value. What similar homes nearby have actually sold for, with the evidence shown to you.
    • Market value. What today's buyers, at today's interest rates, will pay.
    • Emotional value. The features that make the right buyer stretch.
    • Competition creation. A launch strategy designed to bring buyers to a decision at the same time.
    • Evidence every week. Views, enquiries and buyer feedback guide every pricing decision.
An Agent Team agent going through pricing with a client

    Why poor pricing kills momentum

Every home gets its biggest audience in the first two to three weeks, when every buyer already searching sees it. Miss that window with the wrong price and the usual way to win buyers back is a price reduction. Getting it right at launch protects your result.

The challenge. No sale in the Weston Creek district had ever passed $3,000,000, so there was no comparable to lean on.

What we did. A premium campaign across Allhomes and realestate.com.au, ten open homes and disciplined buyer management. It passed in at auction at $3,400,000, and we negotiated to $3,500,000 four days later.
