Selling an investment

The numbers first,then the plan.

Investors sell for financial reasons, so the plan should start there. We help you weigh selling with a tenant in place against selling vacant, time the sale and run it smoothly, even if you live interstate or overseas.

The challenge

What makes this
sale different

You are not the first to face this, and there is a well-worn path through it.

01

Tenant in place or vacant?Keeping the rent coming in versus presenting the home at its best.

02

Lease timingNotice periods and lease end dates shape the campaign.

03

Selling from a distanceMany investors are interstate or overseas.

04

Timing around taxThe settlement date can matter. Always confirm with your accountant.

How we help

We run it
like a business decision

  • Both options costed. Tenant in place versus vacant, with the lost rent and likely price difference laid out.
  • Respectful tenant management. Clear notice, sensible inspection times and a tenant who stays on side.
  • Investor or owner-occupier buyers. We position the home for the buyer pool most likely to pay more.
  • Remote by design. E-signing, WhatsApp updates and a private campaign page you can check any time.
  • Lean marketing where it suits. A campaign sized to the property and the buyer pool.
  • Settlement timed with you. Coordinated with your accountant's advice on timing.

FAQ

Questions
we get asked

Should I sell with the tenant in place?

Selling with a tenant keeps rent coming in and suits investor buyers, but access is limited and presentation can suffer. Selling vacant usually attracts owner-occupiers who may pay more. We compare both for your property at the appraisal.

I live interstate or overseas. Can you handle everything?

Yes. Agreements are signed electronically, updates come by WhatsApp and email, and you get a private campaign page with live marketing results.

When should I sell for tax purposes?

We cannot give tax advice, but we can time the contract and settlement dates to suit what your accountant recommends.

What happens with the tenant during the campaign?

We agree inspection times that respect the tenant's rights and notice requirements, and keep them informed throughout. A cooperative tenant helps the sale.
