Fees and selling costs

Every cost,before you call us.

No smoke and mirrors. Here is what it typically costs to sell a home in Canberra with Agent Team, and a calculator to estimate what lands in your account.

What it costs

The costs of selling,
laid out plainly

All figures include GST and are a guide only. Your written proposal sets out the exact figures for your home.

  • CommissionA percentage of the sale price, agreed in writing before anything starts. Our standard rate is 2.5% including GST, and we are open to arrangements that suit your sale. Paid at settlement.
  • MarketingA standard house campaign is about $5,000, including premium portal listings, photography, floorplan, copy, brochures, signboard, social campaign and letterbox drops. We design a package to suit your budget. On launch, or at settlement.
  • ConveyancingYour solicitor or conveyancer prepares the contract and handles settlement. Typically about $2,200. Paid to your solicitor.
  • Building and compliance reportRequired in the ACT for houses, about $1,750. Paid by the buyer at settlement in most cases. Usually reimbursed by the buyer.
  • Energy efficiency ratingRequired for apartments and townhouses, about $400. Seller cost.
  • StylingFull styling from about $3,500 for a smaller home, or digital styling from about $400 for vacant homes and apartments. Optional.
  • AuctioneerAbout $750, only if your home sells at auction. Only if used.
  • Preparation and repairsQuoted individually before any work starts. Funding is available and can be repaid at settlement. Optional, at cost.
NetResult is what counts

A cheaper fee means nothing if the price is lower. Our job is your net result: preparation that adds value, marketing that creates competition and a negotiator who works every offer. That effort, on every sale, is why we are worth every cent.

The building report (about $1,750 for houses) is usually paid by the buyer at settlement, so it is not included.

FAQ

Questions
we get asked

Is your commission negotiable?

Our standard commission is 2.5% including GST, and we are always open to arrangements that suit your sale, including performance-based fees for premium homes. We would rather talk it through at your appraisal than quote a number blind.

When do I pay?

Commission is paid from the sale proceeds at settlement. Marketing can be paid at launch or at settlement, and preparation costs can be funded and repaid at settlement through SaleFunder.

What if my home does not sell?

Our agreement runs for 120 days. If you are unhappy with our service, we will part ways once unrecoverable marketing costs are settled, with no break fee.

Why advertise on all three main portals?

Allhomes, Domain and realestate.com.au each reach different buyers in Canberra. Missing one means some buyers never see your home, and fewer buyers means less competition.
