Home/Selling/Separation

Separation sales

A clear, structured salefor both parties.

When a relationship ends, the home is often the largest shared asset. We run a calm, neutral process where both owners receive the same information at the same time, so decisions are easier and the result is the best possible for everyone.

The challenge

What makes this
sale different

You are not the first to face this, and there is a well-worn path through it.

01

Two owners, two viewsAgreeing on price, timing and presentation can be hard.

02

CommunicationEach person needs to trust they are hearing the same thing.

03

A home that is lived in by oneOr neither. Presentation and access still need planning.

04

Getting it doneA drawn-out sale costs both parties money and energy.

How we help

We stay neutral
and keep it organised

  • Equal information. Every update, report and offer goes to both owners in writing at the same time.
  • Documented decisions. Price, marketing and offers are agreed in writing, so nothing is left open to interpretation.
  • Objective advice. Recommendations based on buyer evidence and market data, not on who is in the room.
  • Practical preparation. Cleaning, repairs and styling organised without either party carrying the load.
  • Lawyers kept informed. Happy to work with your solicitors' requirements and timeframes.
  • Discretion. Your circumstances are never mentioned in marketing or to buyers.

FAQ

Questions
we get asked

Do both owners have to sign the agency agreement?

Generally, every owner on the title needs to agree to the sale and sign. If there are court orders or a lawyer is managing the process, we work within those requirements.

How do you handle disagreements about price?

We present the same buyer evidence to both owners, recommend a strategy and document every decision. Where owners cannot agree, their solicitors usually guide the next step.

Can we communicate through our lawyers?

Yes. We can copy solicitors on updates or route instructions through them.

Will buyers know why we are selling?

No. Your circumstances are private and are never part of our marketing or buyer conversations.
