Home/Selling/Upsizing

Upsizing

More room,without the juggle.

The hard part of upsizing is not finding the bigger home. It is timing two transactions so you never own two homes or end up renting in between. We plan both sides together.

The challenge

What makes this
sale different

You are not the first to face this, and there is a well-worn path through it.

01

Buy first or sell first? Each has a real cost. Buying first risks bridging finance; selling first risks having nowhere to go.

02

Getting top dollar while living thereKids, pets and work make open homes hard. Presentation still has to be right.

03

Lining up two settlementsMatching dates, finance approvals and a deposit you can actually reach.

04

Knowing what you can afford nextYou need a realistic sale price before you can shop with confidence.

How we help

We sell yours
with your next home in mind

  • A realistic price first. So you know your budget before you fall in love with the next place.
  • Settlement terms that suit you. A longer or shorter settlement, or a rent-back, negotiated as part of the price.
  • Presentation made easy. Styling, decluttering and quick repairs organised around family life.
  • Open homes that fit your week. Varied times, so you are not out of the house every Saturday.
  • Help securing the next home. Once you are sold, we guide your purchase: pricing evidence, contract review prompts and negotiation advice.
  • Our network on call. Brokers, solicitors, removalists and trades we trust.

FAQ

Questions
we get asked

Should I buy first or sell first?

It depends on your finance, how quickly homes like yours sell and how specific your next home needs to be. In a steady market most families are safer selling first with a settlement that suits them, then buying with a known budget. We work through your numbers at the appraisal.

Can I sell and stay in the house for a while?

Often, yes. A longer settlement or a short rent-back can be negotiated into the sale, and some buyers welcome it.

How do you help with my next purchase?

Once you are sold, we help you assess comparable sales, prompt the right contract and building report questions, and advise on how to approach your offer. We do not act as your buyers' agent, but you will not be on your own.

How long will my sale take?

Most of our homes sell within a few weeks of launch; our median is 30 days on market. Your appraisal gives you a realistic timeline for your suburb and price range.
