Selling a loved one's home comes at a difficult time, often with several family members involved. We help executors and families understand the process, prepare the home and achieve the best result for the estate, respectfully and without pressure.

The challenge
What makes this
sale different
You are not the first to face this, and there is a well-worn path through it.
01
Clearing a lifetime of belongingsSorting, keeping, donating and removing takes time and emotional energy.02
An older homeMany estate homes need cleaning, gardens and repairs to show well.03
Several decision makersExecutors and beneficiaries need clear, shared information.04
Timing and paperworkProbate, solicitors and settlement dates all need coordinating. How we help
We carry the load
so the family does not have to
- Clearing and cleaning coordinated. Trusted removalists, donation services and cleaners arranged for you.
- Trades and preparation managed. Gardens, repairs and styling quoted and completed, with funding available until settlement.
- One point of contact. A single, consistent person for the executor and family.
- Clear communication. Written updates to every decision maker you nominate.
- Timing that respects the process. We work around probate and the family's readiness, not a sales target.
- The best net result for the estate. Spend only where it returns more than it costs.

Questions
we get asked
Can we sell before probate is granted?
You can usually prepare and even market the home, but settlement generally cannot happen until the executor has authority to sell. Your solicitor will confirm the position for your estate.
Who signs the agency agreement?
Usually the executor or executors named in the will. We can include other family members in updates if the executor wishes.
The house is full of belongings. Where do we start?
With a conversation. We can recommend services to sort, store, donate and remove, and we only bring in what the family is ready for.
Should we renovate before selling?
Rarely more than a clean, a tidy garden and minor repairs. We will show you what buyers pay for and what they do not.
