When is the right time to sell an investment property?

Timing an investment property sale in Canberra: how the lease, the market, upcoming repairs and your own plans all line up for a better result.

Steve Lowe walking through a Canberra home

Timing an investment sale is part market, part lease and part your own plans. Getting all three lined up can make a real difference to your result.

The lease. A fixed-term lease ending is often the cleanest time to sell vacant. Selling mid-lease is possible, but it limits your buyers to investors unless the tenant agrees to move.

The market. Spring is traditionally busy in Canberra, but good homes sell in every season. What matters more is how much stock is listed near you and how many buyers are looking right now.

The property. If big repairs are coming, decide whether to fix them before you sell or price them in. A builder's eye on the house can tell you which pays back.

Your plans. Tax, your next purchase and your cash flow all matter. Speak to your accountant early.

When you are close, ask your agent for an updated estimate and a simple plan for the sale. Your My Home Page shows how many buyers are looking for a home like yours, and you can book a time with your agent there.
