3 Tanumbirini Street, Hawker was a much-loved family home. The kitchen and bathrooms had been updated and the gardens were beautiful, but a few finishes from another era were holding it back. This is the story of what we changed, what we left alone, and why the buyer was able to move straight in.

The home
A 5 bedroom, 2 bathroom house with a double garage on a 937m² block, a short walk from Hawker College and the Hawker shops. It had been the owner's mother's home, with a lot of history and a lot of memories inside it. Much had already been done well: an updated kitchen, updated bathrooms and established, beautiful gardens.
What was holding it back
A few details were dating the home: shagpile carpet, gold chandeliers and a handful of other finishes from another era. Those details matter more than most people think. Buyers walk through, see the carpet and the light fittings, and start pricing the work they'd need to do before they could move in. That cost, and the hassle that comes with it, ends up coming off their offers.
The decisions
Rather than launching the home as it was and hoping buyers would look past it, we recommended a targeted cosmetic refresh. With a family home that isn't always an easy conversation, because there's so much attached to every room. The owner listened and took the advice.
- Honest advice. Keep what was already done well, and fix only what buyers would price against the home.
- Targeted cosmetic refresh. The dated carpet and light fittings were replaced, and nothing more than the home needed.
- Professional styling. So buyers could picture themselves living there from the moment they walked in.
- Launch. A full online campaign and open homes.
The response
The feedback through the campaign was consistently positive. On realestate.com.au the listing reached 19,129 people, drew 2,134 listing views and 67,906 photo views, and was saved 75 times over 34 days (Ignite, realestate.com.au, 27 Aug to 30 Sep 2026). It sold by private treaty in September 2026, and the buyer was able to move straight in. With nothing to fix and nothing to factor into the offer, the price reflected the home exactly as it stood.

The lesson
Buyers pay for what they can see, and they discount for what they'll have to fix. If your home is well kept but a few things are showing their age, the right cosmetic updates can remove the reasons for buyers to offer less. A full renovation rarely pays for itself. A short, targeted list usually does.
Questions Hawker sellers ask us
Is it worth renovating before I sell?
Usually not a full renovation, but targeted cosmetic work often is. Start with what buyers notice first: flooring, light fittings, paint and window coverings. Leave alone anything that's already been done well.
Which dated finishes put buyers off?
The ones buyers can see and price straight away. Old carpet, dated light fittings and tired paint each become a cost and a hassle in the buyer's head, and that cost comes off their offer.
Should I style my home before selling?
Styling helps buyers picture themselves living there, especially in a family home where the furniture and finishes tell someone else's story. Paired with a light refresh, it gives buyers a home they can move straight into.
