The takeaway

Buyers pay for what they can see.

And they discount for what they'll have to fix. If your home is well kept but a few things are showing their age, the right cosmetic updates can remove the reasons for buyers to offer less.

Questions sellers ask us

What are 4 and 5 bedroom homes near Hawker selling for?

Recent sales of 4 and 5 bedroom houses within about 2km of Hawker ranged from $1,042,000 to $1,450,000 between July and October 2026 (Stash sold data). Block size, floor area and condition explain most of the spread. The comparable sales on this page are ranked from highest to lowest.

Is it worth renovating before I sell?

A full renovation rarely pays for itself, but targeted cosmetic work often does. At 3 Tanumbirini Street the kitchen, bathrooms and gardens were already done well, so we replaced only the dated carpet and light fittings and brought in professional styling. Buyers could move straight in, so there was nothing to discount for.

Which dated finishes put buyers off?

The ones buyers can see and price straight away: old carpet, dated light fittings, tired paint and worn window coverings. Each one becomes a cost and a hassle in the buyer's head, and that cost comes off their offer.

Should I style my home before selling in Hawker?

Styling helps buyers picture themselves living there, especially in a much-loved family home where the furniture and finishes tell someone else's story. Here, styling plus a light cosmetic refresh produced consistently positive feedback through the campaign.

Today I'd like to share the story behind the sale of 3 Tanumbirini Street in Hawker, because it's a great example of how a few well-chosen updates can change the way buyers see a home. And I'll come to the price shortly, but the decisions that got us there come first.

This was a much-loved family home. It had been the owner's mother's home, and there was a lot of history and a lot of memories inside it. Much had already been done. The kitchen and bathrooms had been updated, and the gardens were beautiful, but a few things were still dating the home. There was shagpile carpet, gold chandeliers, and a handful of other finishes from another era.

Now, those details matter more than most people think. Buyers walk through, see the carpet and the light fittings, and start pricing the work they'd need to do before they could move in. That cost, and the hassle that comes with it, ends up coming off their offers.

So rather than launching the home as it was and hoping buyers would look past it, we recommended a targeted cosmetic refresh. With a family home, that isn't always an easy conversation, because there's so much attached to every room. But the owner listened, and he took the advice. We got the work done, replaced the dated carpet and fittings, and brought in professional styling to present the home at its best, and the response was strong. The feedback through the campaign was consistently positive, and buyers could picture themselves living there from the moment they walked in.

We secured a sale price of $???,???. Just as importantly, the buyer was able to move straight in. There was nothing to fix, and then nothing to factor into the offer, so the price reflected the home exactly as it stood. That's a great result for our seller, and a great start for the buyer.

The takeaway here is a simple one. Buyers pay for what they can see, and they discount for what they'll have to fix. If your home is well kept, but a few things are showing their age, the right cosmetic updates can remove the reasons for buyers to offer less.
