Canberra asks a lot of a house. Hard frosts, hot dry summers, big autumn leaf drops and the odd hailstorm all leave their mark. A little care each season keeps small problems small, and it protects what your home is worth.
Spring. Clean the gutters and downpipes after winter, and check the roof for slipped or cracked tiles. Test your smoke alarms. Walk the fence line and fix loose palings before the spring winds find them.
Summer. Clear dry leaves, branches and stored timber away from the house. Service your air conditioner before the first heatwave, not during it. Water the garden early in the morning so less is lost to the heat, and check outdoor taps and hoses for leaks.
Autumn. Clear the gutters again once the leaves have dropped. Check your heating works before the first cold morning. Look for gaps around doors and windows; cheap draught seals make a real difference to winter bills.
Winter. Lag exposed outdoor pipes and taps, because burst pipes after a hard frost are a common Canberra callout. Run your heating on a timer. Check bathrooms and laundries for damp or mould, and keep the air moving.
Keep a simple folder of receipts and warranties as you go. When the day comes to sell, a home with a record of care reads very differently to buyers and building inspectors.
