The takeaway

Buyers don't discount by what the work costs.

They discount by what they imagine it would cost, plus the hassle of doing it. Removing those reasons before you launch is one of the few things a seller fully controls.

Selling in Holt

Questions sellers ask us

How long does it take to sell a house in Holt right now?

This home found the right buyers 25 days after launch. Other 4 bedroom houses in Holt that sold between mid August and early October 2026 were on the market for between 2 weeks and 5 months (Stash sold data). Presentation and pricing explain most of that difference.

Should I fix things before I sell?

Fix what buyers notice first and leave the rest. Here that meant replacing the back fences, taking yellowed sheeting off the pergola, tidying the gardens, fresh paint and a list of small fixes. Buyers discount by what they imagine work will cost plus the hassle, which is usually more than the work itself.

What do buyers in Holt want?

A home they can move straight into. Families looking in Holt want space, a usable backyard and no list of jobs on day one. When a home presents that way, buyers inspect differently and offer with more confidence.

What are 4 bedroom houses in Holt selling for?

4 bedroom houses in Holt sold for between $850,000 and $1,136,000 between mid August and early October 2026 (Stash sold data). Block size, condition and presentation explain most of the spread, and the comparable sales on this page are ranked from highest to lowest.

Auction or private treaty in Holt?

It depends on the home and the buyers it attracts. 19 Bannerman Place was launched for auction, and when the right buyers made a strong offer, the auction was cancelled and it sold by private treaty. We'll recommend the method that suits your home and the market at the time.

Today, I'd like to share the story behind the sale of 19 Bannerman Place in Holt, because it shows what happens when a seller is willing to hear honest advice, even when it isn't easy to hear.

19 Bannerman Place is a 4 bedroom, 2 bathroom family home with a double garage in a very quiet pocket of Holt. It had good bones and plenty of space. But like a lot of established homes, it was showing its age in exactly the places buyers notice first.

Before we launched, we walked through the property with our seller and gave our honest assessment. Some of it wasn't easy to hear. The back fences needed replacing. The pergola had yellowing Laserlite sheeting that made the outdoor area look really tired, so we recommended taking it off. The gardens needed work, the walls needed fresh paint, and there was a long list of small cosmetic fixes that seemed minor on their own, but together shape how a buyer feels in the first 30 seconds.

So rather than listing it as it was and hoping buyers would look past it, the owner took that advice on board. We finished it with professional styling and then we launched, and the difference was obvious. Buyers walked in and saw a home they could move straight into, not a list of jobs. That changes how people inspect, and it changes what they offer.

25 days after launch, we'd found the right buyers. They inspected on a Saturday morning, loved the home, and had an offer in by that afternoon. We negotiated a sale price of $???,???. That's the highest house sale in Holt since the start of September.

What this sale shows is straightforward. Buyers don't discount a home by what the work actually costs. They discount it by what they imagine it would cost, plus the hassle of doing it. Removing those reasons before you launch is one of the few things a seller fully controls.

I came to real estate from the building trade, so I know what's worth fixing and what isn't. The hard part is having that conversation early and being honest about it. Our seller trusted the process and it delivered a strong result.
