Selling in Holt
Questions sellers ask us
Do original homes sell in Holt?
Yes. First home buyers and renovators look for well-located homes they can improve. 41 Lindrum Crescent sold to a young couple.
Should I renovate before selling?
Sometimes. It depends on cost, timing and the likely return. We give honest advice on what's worth doing.
Why do buyers of renovators offer less?
They are allowing for the cost of the work, and in cautious markets they allow more.
What makes a corner block appealing?
Extra space and street presence, which suits buyers planning to improve the home over time.

Hey everyone, Steve Lowe from Agent Team Real Estate. Today, I'd like to share the sale of 41 Lindrum Crescent in Holt. This property was a three-bedroom home with one bathroom and a double garage, positioned on a spacious corner block.
One of the challenges with this sale was the home still featured its original kitchen and original bathroom, meaning buyers were factoring in future renovation costs into their purchasing decisions. As many people know, there's been a bit of uncertainty in the marketplace recently. Wars, interest rate rises, inflation, you name it, buyers are being more cautious about how much they're prepared to spend, particularly when a property requires renovation work after settlement.
Despite those challenges, we were able to find the right buyers for the home. A young couple entering the property market saw the opportunity to secure a great block in a fantastic location and put their own stamp on the property over time. Whilst this sale took a little longer than usual to progress through the under offer period, there were no other buyers willing to pay a higher price and we remained focused on securing the best possible outcome for our sellers rather than chasing unrealistic expectations.
The result was a successful sale at $???,??? with a short settlement period, giving the owners the certainty and flexibility they need moving forward. Every property is different and sometimes success isn't about setting record prices. It's about understanding the market, identifying the right buyer and negotiating the best possible outcome based on the property's condition and the current market environment.
