19 Bannerman Place in Holt had good bones and plenty of space. Like a lot of established homes, it was also showing its age in exactly the places buyers notice first. This is the story of the honest conversation we had before launch, what the seller chose to do about it, and how the right buyers found it 25 days later.
Watch the 2 minute story with Steve Lowe. The final price is in the video.
The home
A 4 bedroom, 2 bathroom family home with a double garage on a 696m² block, in a very quiet pocket of Holt. The layout worked, the rooms were a good size and the backyard had room for a family. The bones were good. The trouble was in the details.
What buyers would have seen
The back fences needed replacing. The pergola had yellowing Laserlite sheeting that made the whole outdoor area look tired. The gardens needed work, the walls needed fresh paint, and there was a long list of small cosmetic fixes. On their own each one seemed minor. Together they shape how a buyer feels in the first 30 seconds, and buyers rarely discount by what the work would actually cost. They discount by what they imagine it would cost, plus the hassle of doing it.
The decisions
Before launch we walked through the home with the seller and gave our honest assessment. Some of it wasn't easy to hear. Rather than listing the home as it was and hoping buyers would look past it, the seller took the advice on board.
- Honest advice. A walk-through before launch, room by room, with a clear list of what buyers would notice and what they wouldn't.
- Fix what buyers notice. The back fences were replaced, the yellowed sheeting came off the pergola, the gardens were tidied, the walls were painted and the small fixes were done.
- Professional styling. So buyers walked in and saw a home they could move straight into, not a list of jobs.
- Launch. The difference was obvious from the first inspections.
The result
25 days after launch, we'd found the right buyers. They inspected on a Saturday morning, loved the home, and had an offer in by that afternoon. The home sold by private treaty, and it was the highest house sale in Holt since the start of September (Stash sold data, Holt houses, 1 Sep to 15 Oct 2026).

The lesson
Removing the reasons for buyers to offer less is one of the few things a seller fully controls. I came to real estate from the building trade, so I know what's worth fixing and what isn't. The hard part is having that conversation early, and being honest about it. A short, targeted list done before launch usually costs far less than the discount buyers would apply for it.
Questions Holt sellers ask us
Should I fix things before I sell?
Fix what buyers notice first and leave the rest. Fences, outdoor areas, gardens, paint and small repairs are the things buyers see straight away and price in their heads. A full renovation rarely pays for itself.
How long does it take to sell a house in Holt right now?
This home found the right buyers 25 days after launch. Other 4 bedroom houses in Holt that sold between mid August and early October 2026 were on the market for between 2 weeks and 5 months (Stash sold data). Presentation and pricing explain most of that difference.
What do buyers in Holt want?
A home they can move straight into. Families looking in Holt want space, a usable backyard and no list of jobs on day one.
