Private treaty, multiple offers. Sold September 2026.
A very good outcome in a market where buyers have plenty of choice and, after 3 rate rises, borrowing capacity is being reduced.

The takeaway
Adjusting your price isn't the same as accepting less.
When the timing and the evidence are right, a pricing change can bring buyers back and create competition, and competition is what decides the final number.

Questions sellers ask us
What are 4 bedroom homes in Holt selling for?
Recent sales of 4 bedroom houses within 1.5km of Holt sold between $850,000 and $930,000 in August and September 2026 (PropTrack sold data). Block size, floor area and condition explain most of the spread, and the comparable sales on this page are ranked from highest to lowest.
Should I accept the first offer on my home?
Not automatically. At 39 Mockridge Crescent we declined three early offers because comparable sales supported a higher price. Accept an early offer when it matches what the evidence supports, decline it when the evidence says buyers will pay more, and have a clear plan for what happens next.
Does reducing my asking price mean I'll sell for less?
Not necessarily. A well-timed price adjustment can bring back buyers who have been watching, create competition and lift the final result. Here, one adjustment produced a multiple offer situation and a result above every offer we had declined.
Why is my home taking longer to sell in Canberra?
Buyers currently have more choice, and after 3 rate rises many can borrow less. That makes presentation, pricing and reaching the full buyer pool more important. Consistent buyer feedback is the best guide to what needs to change.

Steve Lowe here from Agent Team Real Estate, and today I'd like to share the story behind the sale of 39 Mockridge Crescent here in Holt because it's a good example of what patience and the right pricing decision can achieve together. What it finally sold for is a part worth staying for. This was a 4 bedroom, 2 bathroom home with a double garage on a large 828 square metre corner block and this one took a lot longer to sell than usual.
The challenge was the market. Nearby we were seeing a number of equivalent homes sell for less than anticipated and buyers had plenty of choice. We had over 80 buyer inspections and the feedback was consistent.
For the overwhelming majority, the bedrooms were simply too small for their older kids. That's not something that you can change halfway through a campaign. Offers did come in.
We received offers of $800,000, $830,000 and even $850,000. Rather than accepting a price we knew didn't reflect the home's value, we declined all three. And that wasn't an easy decision.
Things were taking longer than anyone had hoped but we were confident a better result was there. So we made one change. We adjusted the pricing and it reinvigorated the campaign.
Interest immediately picked up again and we ended up in a multiple offer situation. That patience and strategy paid off. The final sale price was $???,???.
That's $???,??? above the best offer we declined and a very good outcome in today's market where buyers have a lot of choice and after 3 rate rises their borrowing capacity is being reduced. If there's one thing to take from this sale, it's this. Adjusting your price isn't the same as accepting less.
When the timing and the evidence are right, a pricing change can bring buyers back and create competition. And competition is what decides the final number. If your home has been on the market longer than you expected or you're weighing up an offer that doesn't quite feel right, we'd love to help.
