The takeaway
Get the approvals.
Unapproved work doesn't stop a sale, but it narrows your buyer pool. Getting approvals at the time is far cheaper than discounting for them later.
Selling in Wanniassa
Questions sellers ask us
Can I sell a home with unapproved building work in the ACT?
Yes, but some buyers will be cautious. At 1 Spiers Place, we still found the right buyer and achieved the result in the video.
Should I get approval for removing a wall?
If it's structural work, get the correct approvals and inspections during construction. It avoids problems at sale time.
Does a subdivided block reduce value?
Buyers weigh the smaller land share, but a renovated home in a great location still sells strongly.
How well do you know the Wanniassa market?
We met almost every active buyer in the suburb during this campaign. Get in touch for an update on your home's value.

Hi everyone, Steve Lowe from Agent Team Real Estate. I'm excited to share the successful sale of 1 Spiers Place in Wanniassa. We'd recently helped these owners sell their investment property, and the next step was selling their family home so they could make their next move down the coast.
This was a really interesting home, because originally it sat on a 1,000 square metre RZ2 block. But the land had been subdivided into a unit plan with a newer home built alongside the original residence. The property we were selling was the original 3 bedroom home, with one bathroom, which had been beautifully renovated and modernised just a couple of years ago.
One challenge we had to work through involved an internal wall that had been removed. The work was completed by a builder, but without formal approval. Without that approval, some buyers were understandably cautious, and it's a great reminder that if you're carrying out major structural work, it's always worth getting the correct approvals and inspections done during construction.
It makes things so much smoother when it comes time to sell. Fortunately, we found the right buyer who absolutely loved the home and its fantastic location directly opposite the school and near shops. After negotiations, we achieved a final sale price of $???,??? with settlement terms that suited our sellers perfectly.
We're really pleased with this result. It's one of the highest sale prices achieved this year in Wanniassa for a 3 bedroom, 1 bathroom home, especially considering the block size has been reduced to just 577 square metres following the subdivision. If you own a home in Wanniassa and you're thinking about selling, we've just met almost every active buyer looking in the suburb, so give me a call or if you'd like to have a chat about your property's value or your plans for the future, I'd be happy to help.
