The takeaway

Have a strategy, and be ready to adapt it.

With auction clearance rates low, we're selling more homes by private treaty. It lets buyers who need finance approved make an offer they can commit to, and still builds competition.

What are 3 bedroom houses in Dunlop selling for?

Auction or private treaty for my Dunlop home?

It depends on your buyers. With clearance rates low, private treaty often suits buyers who need finance approved first, and can still bring multiple offers.

What does subject to finance mean for a seller?

The buyer's offer depends on their loan being approved, usually within an agreed number of days. It widens the pool of buyers who can make an offer, and we check how far along each buyer's finance is before you choose.

What are buyers in Dunlop looking for right now?

Strong demand is coming from buyers who want 3 bedrooms, 2 bathrooms with an ensuite and a double garage, but aren't in the $1 million plus market for the larger 4 bedroom homes. Street appeal and a well kept home still make a big difference.

We've just sold 52 Morrow Street in Dunlop, and this one is a great example of how listening to the market can help get the right results.

This was a three bedroom, two bathroom home with a double garage set on a 601 square metre corner block.

Inside, the home was mostly original, but it was exceptionally clean and tidy. The real standout was the street appeal with beautiful landscaping and established gardens surrounding the home, creating a really attractive first impression.

In a relatively short period of time, the property received more than 7,000 online views across Allhomes and realestate.com.au, which really highlighted the demand for this type of property in Dunlop.

We're seeing strong demand for the three bedroom homes and two bathrooms and a double garage. A lot of buyers want the convenience of an ensuite, but don't necessarily have the $1 million plus budget required for many of those larger four bedroom homes. That's where this type of property can really appeal to the market.

Like most of the homes we sell, we initially advertised the property as an auction. This gave us the opportunity to speak with buyers, gather feedback and understand where they saw the property sitting in the market. Some buyers loved it around $820,000, while others were more comfortable around $840,000.

What we found, though, was that many of the buyers looking at the property weren't quite auction ready. They were interested, but wanted the security of having their finance approved before committing.

So we made a quick change to the strategy and cancelled the auction, allowing those buyers to make offers subject to finance.

That change worked. We quickly received multiple offers and after negotiating with the interested buyers, we achieved a final sale price of $???,???. The sale was agreed with a short 30 day settlement period.

For us, this is a great example of why having a strategy is important. Being prepared to adapt to the strategy based on what the market is telling you is just as important.
