2 Geerilong Gardens here in Reid has just been sold. This is an absolutely stunning 240 square metre property on an 1100 square metre block, but it did take 138 days to sell. Why was that?
This room here is the problem. The main feedback from all the buyers that we showed this property was that the kitchen is not open plan and outdated. Buyers were allocating around $300,000 to put in a new kitchen and open up this section of the home and it really did impact our sale price and timing.
But despite the premium location, many buyers hesitated due to the kitchen's dated closed layout. Some higher offers fell through due to timing issues. In the end, we secured a sale at $???,???.
The buyer exchanged within four days of inspecting the property and with a 30-day settlement that made the offer appealing to the sellers. The extended campaign and buyer feedback reveal a clear pattern. Kitchens matter.
Open plan layouts remain in high demand and can boost a home's value while older designs can hold it back. Sellers who invest in key updates, especially kitchens, typically sell faster and for more. This sale is a reminder that although heritage homes have a lot of charm, meeting modern expectations is essential to securing the best outcome.
We understand the emotional value that homes in this area have. However, blending that with contemporary expectations is what will deliver the best sale outcome. If you're considering selling and would like a clear, tailored plan for your property, please reach out and we'll be happy to assist.
