Selling in Macgregor
Questions sellers ask us
Should I always take the highest offer?
Not always. At 95 Wunderly Circuit the sellers chose the result in the video with a 30 day settlement over $752,000 with 90 days, because they needed the funds sooner.
What is digital styling?
Furniture added to listing photos digitally. It helps buyers picture an empty home furnished, at a lower cost than physical styling.
Do flat roof homes in Macgregor sell well?
They have a dedicated following. Good presentation helps buyers who are unsure see the home's strengths.
How do settlement terms affect my sale?
They can matter as much as price, especially if you are buying next. We negotiate both.

Hi, Steve Lowe here from Agent Team Real Estate. Today I want to share the successful sale of 95 Wunderly Circuit in Macgregor. This was a three-bedroom, one-bathroom home with a single garage and the unique flat roof design that many buyers recognize throughout the area.
Some love it and others prefer the more traditional pitch roof. Before launching the property to market, we completed some of our usual preparation work, including painting the front facade and arranging a professional clean to ensure the home presented at its best. We also chose to digitally style the photos to help the property stand out online.
Whilst we generally prefer physical styling where possible, digital styling can still be a great option to help buyers visualize a home's potential and save a few bucks along the way. What made this sale particularly interesting was the negotiation process and how important it was to understand our seller's priorities. Like many people, it's easy to focus solely on the higher sale price, but price isn't always the only factor that matters.
We had two buyers who absolutely loved the home. One buyer's maximum offer was $752,000, however, they required a longer 90-day settlement to complete their purchase. The second buyer's maximum offer was $???,???, but they were able to settle in just 30 days.
And for our sellers, accessing the sale proceeds sooner was extremely important as they needed the funds for the next purchase. A 30-day settlement meant they would receive their money around two months earlier. After carefully weighing up both options, the owners chose to go with the $???,??? buyer and the property was successfully sold.
This sale is a great example of why understanding your goals and having an experienced negotiator on your side is so important. So if you own a home in Macgregor and you're looking for the best result for your needs, please reach out anytime. Always happy to help.
