Selling in Macgregor
Questions sellers ask us
What is my Macgregor home worth now?
It depends on current conditions and recent sales nearby. Book a market update and we'll show you the evidence.
Should I wait for tenants to leave before selling?
It can help presentation, but timing matters too. We weigh up both with you.
How do comparable sales affect my price?
Buyers use them as a benchmark. 18 Stang Place sold for the result in the video against a similar home's $680,000.
What changed in the Canberra market in 2026?
At the time of this sale, rising rates and global uncertainty reduced buyer confidence and the number of active buyers.

Steve Lowe here from Agent Team Real Estate. I wanted to share a quick story about the sale of 18 Stang Place in Macgregor, a three-bedroom, one-bathroom home with a single garage sat on one of the more compact blocks in the newer part of Macgregor at 229 square meters. The owners first engaged us towards the end of 2025 when the market was absolutely flying.
At the time, we were confidently estimating a result of $700,000 or more driven by a really strong first home buyer demand. The property was tenanted, so it wasn't presenting at its best. We lined up some quotes for improvements like fresh carpet and a few touch-ups, and with a plan to bring it to market in better condition.
But by the time the tenants had vacated and the work was completed, the market had shifted quite a bit. There was global uncertainty, rising interest rates and petrol prices climbing. Buyer confidence dropped and the pool of active buyers became much, much smaller.
To add to the challenge, an almost identical home at number 14 had sold earlier in the year for $680,000, which set a clear benchmark. Despite all of that, we worked closely with every buyer, stayed proactive and negotiated hard, and in the end we secured a sale at $???,???, which was a strong result in the 2026 market and ahead of comparable sales. It's a good reminder that the market can change quickly and having the right strategy and local knowledge makes all the difference.
