Steve Lowe from Agent Team Real Estate and I wanted to share the result of our recent sale at 61 Ashburner Street here in Higgins. This was a three-bedroom, one-bathroom home with a single garage and carport set on a generous 695 square metre block. In the lead-up to the sale, we focused on a few minor cosmetic touch-ups to present the home at its best.

The property already had great flooring, so we decided to bring in professional styling to really make it feel like home and help buyers emotionally connect. The bathroom had already been partially renovated. We made a conscious decision to leave the kitchen and laundry in their original condition.

That allowed buyers to see the potential and put in their own flavour on any future renovations. We even had a quote for a new kitchen that we're able to provide to prospective purchasers. After just seven days in the market and one full Saturday open home, the owners were greeted with multiple pre-auction offers.

This is a great example of how our marketing approach gives sellers options and means you do not always have to go through the stress of selling at auction. After some careful negotiation, we achieved a final sale price of $???,??? sold unconditionally under auction conditions with no strings attached. If you own nearby and are curious about what your property might sell for in the current market, feel free to contact me today.
