Hi, Steve Lowe here from Agent Team Real Estate. I wanted to quickly share the story behind the recent sale of 3 Northmore Crescent here in Higgins. The owners came to us with a real dilemma.

Their investment property was underperforming with another managing agent, and they felt the time was right to sell, even though the property was still tenanted. Selling a home mid-lease can be challenging, but it is something we specialise in. Our approach is simple.

We take the time to get to know the tenant, build a respectful relationship, and work with them closely. That makes access for inspections and open homes much smoother and less stressful for everybody involved. One of the key challenges with properties like this is that when there are many months left in the lease, it can deter some owner-occupier buyers who want to move straight in.

That means strategy and negotiation really matter. After careful planning and negotiation, we secured a deal with settlement terms that suited our owner perfectly, achieving a final sale price of $???,???. If you own an underperforming investment property and are considering selling mid-lease, please feel free to give me a call.

I'll be more than happy to help talk you through your options and help you put a clear plan in place.
