Hi everyone, it's Steve here, and I wanted to share the result at 46 Bundey Street in Higgins. The owners originally purchased this property as their home and later turned it into an investment. The main residence is a beautifully renovated three-bedroom, two-bathroom home, and on top of that, the original garage had been converted into a large, self-contained studio with its own bedroom, bathroom and kitchen.
It created a really versatile offering for buyers, whether they were looking for dual-occupancy style living, extended family space or strong rental flexibility. For this campaign, we made the decision to wait for the tenant to vacate, so we could present the property at its absolute best. That allowed us to showcase both the home and the studio properly, and really let buyers see the full potential.
By our standards, this one sat in the market a little longer than usual, selling after 37 days. The uniqueness of the property meant buyers saw it differently. Some were comfortable around the $820,000 mark, others saw value closer to $900,000, but needed extra time to complete their due diligence with solicitors around the approval status of the garage conversion.
Throughout the campaign, buyer interest was consistent, with more than 10 groups through every Saturday. It was never about a lack of interest, it was about finding the right buyer who truly understood and loved what the property offered. Once we identified that buyer, we negotiated a final sale price of $???,??? with a same-day unconditional exchange and a short settlement, a strong result and great terms for our owners.
