The takeaway
Your best buyer may already have the keys.
When a tenant already loves the home, selling to them can beat the campaign route once lost rent, styling, repairs and marketing are counted. It only works if you ask early, and if the price is set on real evidence rather than convenience.
Selling in Strathnairn
Questions sellers ask us
What are 2 bedroom townhouses in Strathnairn selling for?
Two bedroom attached homes in Strathnairn sold between $589,500 and $695,000 between October 2025 and August 2026. Age, courtyard size, parking and the quality of the finish explain most of the spread. The comparable sales on this page are ranked from highest to lowest.
Can I sell an investment property with the tenants still in it?
Yes. In the ACT a property can be sold subject to an existing tenancy and the agreement carries across to the new owner. It avoids a vacancy, and the income keeps running while the sale completes. The trade off is access for inspections, which is one reason selling to the tenants themselves can work so well.
Should I offer my property to my tenants first?
It is worth asking before you spend anything. A tenant already knows the home, the complex and the street, so there is no first impression to win and no presentation budget to find. At 25 Hedditch Court it removed the campaign, the styling and the weeks without income. If they say no, the full campaign is still in front of you.
What has the Canberra market done since 2022?
ACT home values sat 6.3% below their May 2022 peak in August 2026 (CoreLogic Home Value Index), after 4 interest rate rises reduced what buyers can borrow. In that setting, holding a price set in 2025 is a result in itself.

I'm here today to tell you the sales story on how we achieved an excellent result in today's challenging market. Hi everyone, Victoria here from Agent Team Real Estate. I've just sold 25 Hedditch Court in Strathnairn, a separately titled townhouse with two bedrooms, two bathrooms and a single garage.
After owning it as an investment, the owners decided it was time to move on and sell. The last sale in the complex was $???,???, back in December 2025. Since then we've had four interest rate rises, and it's fair to say the market has been pretty challenging, with values in some areas coming back.
Our original plan was to have the tenants vacate, make a few minor improvements and then bring the property to market looking its absolute best. But we first sat down with the existing tenants and gave them the opportunity to purchase it. They already knew the location, the complex, and what it was like to live there, and they absolutely loved the property.
After giving them some time to complete their due diligence, we negotiated a final price of $???,???, which included a short settlement period. That's a fantastic result in what has been a turbulent market, and for our owners it also meant no advertising costs, no period without rental income, no styling fees and no repair costs.
Now if you own a property nearby and you would like to know where your property sits in the current market, I'd be more than happy to have a chat and put together a no obligation sales strategy for you.
